Welcome to Room&WorkValencia. The following terms govern the seasonal rental agreement and the guidelines for co-living to ensure a productive and respectful environment for all residents.

1. Co-living Guidelines
  • The lease and use of the unit are strictly for the registered tenant(s) only.
  • Subletting, transferring, or advertising the room is strictly prohibited.
  • Respect for common areas and neighbors is mandatory to ensure a quiet work-life environment.
  • Smoking is prohibited inside the property.
  • Pets are not allowed.

2. Lease Payments and Financial Terms
  • Initial Payment: To formalize the lease agreement, payment of the first month's rent plus a security deposit (equivalent to one month's rent) is required.
  • Monthly Rent: For agreements longer than one month, the rent must be settled 30 days before the start of the next monthly period.

3. Cancellation and Contract Termination
  • Grace Period: Full withdrawal is permitted within 24 hours of signing the agreement.
  • Early Termination: A full refund of the initial rent is applicable if the contract is terminated 30 days or more before the agreed commencement date.
  • Late Termination: No refund of the first month’s rent will be issued if the termination occurs within 30 days prior to the start of the lease.

4. Security Deposit and Damages
  • The security deposit will be settled within a maximum of 14 days after the end of the lease, provided the unit and common areas are returned in the same condition as received.
  • Lost keys incur a €50 replacement fee. If a lock change is necessary due to tenant negligence, the tenant will bear the full cost.

5. Additional Information
  • All rates are inclusive of applicable taxes.
  • Room&WorkValencia reserves the right to claim additional compensation in the event of serious damage or breach of the lease agreement.

6. Shared Services
  • A courtesy laundry facility is available for residents and is subject to specific usage rules. Alternatively, professional laundromats are available nearby.
  • Residents must adhere to the general house rules for shared professional living.
Failure to comply with these terms may result in the immediate termination of the lease agreement.

  • Subletting, transferring, or advertising the room is strictly prohibited.
  • Respect for common areas and neighbors is mandatory to ensure a quiet environment. Smoking and pets are not allowed.
2. Lease Payments and Financial Terms
  • Initial Payment: To formalize the lease agreement, payment of the first month's rent plus a security deposit (equivalent to one month's rent) is required.

  • A courtesy laundry facility (washing machine) is available for autonomous use by residents. No hospitality services (cleaning, linen change, or meals) are provided.
  • Room&WorkValencia reserves the right to claim additional compensation for serious damage or breach of the lease agreement.
6. Legal Compliance
  • All residents must adhere to the house rules for shared professional living.
  • Failure to comply with these terms or the lack of documentary proof for the temporary stay may result in the immediate termination of the lease.
By formalizing your application with Room&WorkValencia, you acknowledge that you are requesting a seasonal residential lease and agree to all the terms stated herein under the Spanish Civil Code.

By booking a room with RoomsWorkValencia, you gain access to our shared coworking area at a highly advantageous rate. If you’re not staying with us, you can still enjoy the coworking space as an independent service, designed to suit your needs.


What to consider when choosing a Coworking Space

Valencia offers a range of coworking options to suit different needs. Here’s what to keep in mind when reserving your space:

1. Budget:
Coworking spaces come with various pricing plans. Choose one that aligns with your budget, whether you need a flexible pass, a fixed desk, or private office space.

2. Type of Space Required:
Determine the kind of environment that best suits your work style:

  • Fixed Desk: Ideal for those who need a dedicated workstation.
  • Shared Desk: A flexible option in a collaborative space.
  • Hourly Space: Perfect for short-term needs or occasional use.
  • Private Office: For those who value privacy and focus.
  • Meeting Room: Tailored for group discussions, presentations, or client meetings.

By considering these factors, you’ll find the perfect coworking space to boost your productivity and enhance your work experience in the vibrant city of Valencia.


REFUND

For a full refund, you have 24 hours to cancel after your booking regardless of the time between booking and arrival date to the coworking space.


INITIAL AND ONGOING PAYMENTS

Payment for the first period (1 week) of the service of cowork space is due in full to secure your booking.


Follow-on payments for coworking services longer than one month can be paid in regular 30 day instalments. Each instalment is due 30 days before the next period begins. Failure to pay the invoice within 24 hours of it being issued will result in an automatic cancellation with your coworking space immediately.


RATES, TAXES & FEES

The total coworking space service charge is inclusive of VAT.


DAMAGES & CHARGES

Room&WorkValencia reserves the right to charge a value up to the total amount of the booking for any damage incurred by you to the coworking space. It is your responsibility to flag anything that is damaged or faulty in your coworking area.
